Since 1999 RE/COR Inc. has contracted our Roof Inspection Service to several Metro Denver City/County Building Departments as their sole or major residential and commercial roof inspector.  We performed Code Compliant Inspections for all types of Roof Installations including concrete tile roofing, cedar shakes, asphalt shingles, and most flat roofing membranes plus many other alternative types of roofing materials.  Some have used our company when hailstorms have damaged the roofs in their area.  As a private contractor, we inspected most of the residential and commercial re-roof inspections for the City of Aurora, Colorado from February, 1999 through and until June, 2007 when new construction in the home building industry slowed due to the mortgage industry collapse and low City/County revenues.  From May, 2005 until August, 2009 RE/COR Inc. inspected all the residential and commercial new roof construction and re-roof installations for the City of Greenwood Village, Colorado, again ending due to the slow down in new construction and low City/County revenues.

We have also performed our Roof Inspection Service  for other Metro Denver City Building Departments, Individual Property Owners, Homeowners Associations, Property Management Companies, Home Builders, Insurance Companies, and Realtors  ~ all to their satisfaction.

We have now changed our focus from performing most of our Roof Inspections for City and County Building Departments
(government entities) to providing more of our Roof Inspection/Consulting Services to the Private Sector.

Mid-Roof or Final Roof Inspection Service

for New Roof Installations

  • Mid-Roof Inspection: This type of roof Inspection should be performed with all types of New roof installations, sometime after the roof is started but before too much of the roof is completed to inspect the materials, flashings, fasteners, and their installation that will be hidden under the roof covering material.A Mid-Roof Inspection is essentialfor Tile Roofing and should be performed after the installation of the Underlayments, Secondary Flashing, and Battens but prior to the installation of the Tile.If the Tile roofing has been completed without passing our Mid-Roof Inspection, we will have to perform the Mid-Roof Inspection at the time of the Final Roof Inspection.  We will have to remove some tile which will add additional time.  When performing a Mid-Roof Inspection at the same time as the Final Roof Inspection it is impossible to do as good of a Mid-Roof Inspection as it would have been with the underlayments exposed.
  • Final Roof Inspection: This type of roof inspection is the main and most important for a New Roof Installation.  This type of roof inspection is to verify that the Roof Installation has been completed in a workmanship like manner following generally accepted roofing standards that not only meet the local City/County’s current IBC and IRC Building Codes and their Amendments but also meets the 2009 IBC and IRC Building Codes as well as both the current and legacy reports from ICC Evaluation Services, Roofing Manufacturer’s Association Installation Manuals and Specifications, whichever is more restrictive as detailed in our.  Passing the Final Roof Inspection will give you Peace of Mind knowing the roof was properly installed greatly reducing the chance of roof leaks or other roofing problems, callbacks and litigations, now and in the future.

This type of Roof Inspection is the same as we have been performing for years for several City/County Building Departments.

All roofing contractors, suppliers, manufacturers and general contractors or builders make mistakes.  It does not matter how small or large, or how long they have been around, or what their reputation is - they all make mistakes and more frequently than you would think.  Each roof is different.  In fact we have found that sometimes each roof slope can be different.  Where one roof slope may be correctly installed with the proper materials and accessories, the next slope has many mistakes or omissions.

  • Hail/Wind Damage Roof Inspection: This type of Roof Inspection is performed to determine the damaged to the roof, if any, caused by a weather event such as Hail and/or Wind.  Our Hail/Wind Damage Roof Inspection Report with Digital Photos can be used in arbitration.  Rarely does a dispute go that far once our Hail/Wind Damage Roof Inspection Report with Digital Photos is reviewed by your Insurance company.

This type of roof inspection is also performed when possible litigation may occur or there is a dispute between parties.  This often occurs when a problem has been discovered and the concerned party receives little or no response from the roofer or builder.  A Hail/Wind Damage Roof Inspection provides documentation of the damage to the roof, if any, a hail or wind storm may have caused when their is a dispute with your Insurance company. 

Property Owners can better budget for repairing or replacing their roofs if the condition of their existing roof is properly evaluated.  Potential problems can be discovered before they become major problems which will save Property Owners money, time and headaches.  Also, documenting the current condition of a roof will reduce the chance of having a questionable damage claim with your insurance company if a hail or wind storm should occur.

If a Roofing Contractor does make some mistakes and we have to perform RE-inspections the City/County pays for our service to RE-inspect the roofs.

Our Roof Inspection Service is used by different City/County Building Departments at various times.  At this time, because of the general economic conditions the City/County Building Department(s) find themselves in, our Roof Inspection Services are not being utilized by any City/County Building Department.

  • Overall, about 70% of the roofs we inspect fail our initial roof inspection based on years of performing roof inspections for several City and County Building Departments.  There are many reasons why they fail our roof inspection, from minor to major corrections.  And yes, at one time or another, most contractors have had to replace or perform major repairs to pass our roof inspection.
  • Most Builders or General Contractors no longer supervise or inspect sloped roofs due to the high risk and costs of injury. 
    The roofing installation is the least supervised and inspected aspect of the building process, yet it is one of the most important.  After all, the roof covers and protects everything else.
  • City and County Building Department inspectors do not have the time to perform a thorough roof inspection and it is the most disliked type of building inspection they perform.  Most City/County Building Inspectors have not had the experience and knowledge gained by owning and operating their own roofing company and years of installing many different types of roofing systems.  The City/County Building Inspectors do perform a good service for the amount of time and roofing experience they have and the bureaucracy they have to deal with in a government job.  Their job is to check the roof installation for compliance to the basic Building Code and that is all.  They are not consumer advocates or project superintendents and should not be.  There are very few people who are comfortable walking around on sloped surfaces high above the ground, especially on steeper roofs.  The risk of injury is far greater than any other type of inspection a City/County Building Inspector performs due to lifting and moving ladders and falling off ladders or roofs.
  • A home inspector should not perform the roof inspection.  Most have limited or no experience in the roofing industry and are simply not qualified and not comfortable walking around on roofs.  Many do not even get up on the roof, inspecting the roof from a ladder or using binoculars from the ground.
  • There is no way of really knowing if your roof is in fact installed properly with the appropriate materials and accessories without having it thoroughly and competently inspected.  Problems with roofing materials, accessories, and installations range from minor to major defects, errors, and/or omissions that may not show up right away, but will maybe months or years later.

  • The roof inspections are performed by one or more of our inspectors generally within two days of receiving the request and the necessary roof inspection information, depending of course on weather conditions.
  • You do not need to be present at the time of the roof inspection unless you wish to be.  While you do not have to be present at the time of us performing our Roof Inspection Service access must be provided for if the roof eave is over two stories in height or if there are dogs or other access problems.
  • With our Mid-Roof or Final Roof Inspection Service you will receive our typewritten Roof Inspection Report that indicates the roof PASSED inspection; or if it FAILED our roof inspection, the Roof Inspection Report will contain a list of corrections.  Digital photos are optional at an additional cost but generally not needed for most Mid-Roof or Final Roof Inspections.
  • With our Condition of Roof Inspection Service you will receive our Digital Photo Roof Inspection Report and Summary for better communication and documentation of our findings.  It is highly recommended to have photo documentation of the roof inspection.  Digital Photos are taken of some of the major problems with the roofing materials and accessories and/or their installation that we observe performing our Roof Inspection Service.  The photos are arranged onto our Digital Photo Roof Inspection Report with a written description.
  • We will give you our typewritten Roof Inspection Report at the completion of our roof inspection.
  • A Digital Photo Roof Inspection Report and Summary will take a few days to complete and will be sent via e-mail or if you have no access to e-mail we will mail you a copy of the report.  Digital photos come out much better via e-mail and you can easily e-mail them to others.
  • Inform the contractor that their roof installation has failed the Initial Roof Inspection we performed.  If you wish, we will inform them of the results of our roof inspection if you provide us their contact information.
  • At your request, a RE-inspection of the roof may be scheduled after you have been informed that the corrections have been completed.
  • Payment in full is due upon receipt of the typewritten Roof Inspection Report.  Please make the check payable to RE/COR Inc.  (We are sorry, but at this time we do not accept credit cards.)  Please give your payment to our Roof Inspector when he gives you the written Roof Inspection Report or, if other arrangements have been made, mail your payment to:
