Pre-purchase Home Inspections

When buying a home two major conditions typically apply. One is financing and the other is a Home Inspection. A Home Inspection is a visual examination of the readily accessible systems that include:

• Roofing
• Exterior
• Structure
• Electrical
• Heating
• Cooling
• Plumbing
• Insulation
• Interior

The report will identify any defects as well as maintenance items with ball park costs that inform the purchaser of the present condition of the home. In our experience it is recommended that the client be available during the inspection process. This provides clarity when referring to the report in the future as well as obtaining our goal of educating you about your house. Remember, there are no dumb questions and this is the best time to ask. The report is prepared onsite so a decision can be made almost immediately.

Pre-listing Inspections

A Pre-listing inspection follows the same process as a Pre-purchase inspection except it is the seller who provides the report for any potential home buyer. This service has become popular over the past few years for various reasons such as

• Typically speeds up the process of selling your house since potential buyers can make an informed decision immediately
• Provides any unknown issues to the seller which can be improved or resolved at their discretion
• Typically avoids re-negotiating the purchased price by the buyer.
• Less disruptive to home owner since typically this will be the only inspection

New Home Deficiency Evaluations

Partial Inspections

This service is typically provided to a home owner that is presently experiencing specific issues and requires professional advice. Often this requires first identifying the source of the problem and then presenting one or more solutions. A Condominum inspection provides an evaluation within the Unit. The inspection includes components such as:

Commercial Inspections

Redbrick Inspections provides Property Condition Assessments (PCA) for commercial buildings such as strip malls, offices, apartments, condominiums, factories, recreational facilities and buildings of worship. The report provides clients with the information they need to make an informed decision that includes conditions and recommendations to the following systems:

  • Structure and Building Exterior (including parking and walking surfaces)

The Property Condition Report (PCR) meets or exceeds ASTM (American Society for Testing and Materials) standards.

Additional reporting services such as Environmental Site Assessment (ESA), Fire Protection or Swimming Pools can be provided at the client’s request.
