Buying a home or commercial property is a very important investment; this is why it is important to be well prepared for this purchase and to avoid any unfortunate surprises. A pre-purchase building inspection is a very important step of the acquisition process. The main goal of an inspection is to identify any major defect that can diminish the overall pleasure or value of the building or that might represent a security risk to the occupants.

The pre-purchase inspection will detail the condition of the building at the moment of the inspection and will visually identify defects or irregularities caused by normal ware-and-tear or a construction defect. Included in our PCA is a Repair and Maintenance Cost Budget which is typically done for a 20 year period. It is primarily a function of the quality of materials used, and installation, as well as a degree of maintenance provided and specific climatic conditions. The PCA and budget is to be used by the client as a management tool to preliminary information on existing and potential building conditions.

Energy Evaluations for Residential Homes

A residential energy evaluation provides a thorough basement-to-attic analysis of your home's energy use, carried out by an unbiased and licensed energy efficiency advisor. The energy advisor's report will help you to plan retrofits that will improve the energy efficiency of your home or multi-unit residential building. A blower door test will also be done to help find air leaks in your home. This evaluation also entitles you to provincial government financial incentive through the Rénoclimat program.

Blower Door Test

The blower door test is a simple yet extremely efficient way to measure the quantity of air entering a building and also where to find the air leakage areas. By performing this test, we are able to know the amount of warm air that is leaving the building and to find and seal the air leakage areas.
