Management of bank foreclosures

First inspection

  • We verify whether the property is occupied or vacant
  • Exterior pictures are taken
  • Locks are changed
  • Alarm system is disabled (where applicable)
  • Our contact information is posted in a visible place (usually the front door)
  • Swimming pool and other dangerous areas in and around the property are secured
  • Pad locks are installed on fences and/or sheds where necessary
  • Interior pictures are taken
  • Management of potential environmental risks (oil leaks etc..)
  • Winterization of the plumbing system  is performed to prevent water damage
  • Food and garbage is taken away from the property
  • Lawn and/or snow removal is done
  • A complete report is sent to the client in the desired format

Following inspections at regular intervals (weekly or bi-weekly)

  • Visual inspection of exterior
  • Meticulous interior inspection
  • Lawn care, snow removal and de-icing
  • Visit gets recorded in a log sheet kept on the property

Other tasks

  • Preparing property for resale (junk management, repairs and cleaning)
  • Collaboration with building inspectors and real estate agents
