Pre-Listing Inspection -

All homes have issues.  Why not be proactive about them?

The Pre-Listing Inspection is a home inspection that is performed before the house goes on the market and is becoming more popular as a means for a Vendor to enjoy a smoother selling experience. Similar to a Pre-Purchase Inspection we inspect all major systems and components identifying items requiring improvement.

Pre-Listing Inspection arms you with information that can help to make better marketing decisions, which may put more money in your pocket, help the property sell faster and avoid stressful, last minute negotiations.

Seller Advantages:

You choose a Professional Certified Home Inspector rather than be at the mercy of the buyer’s choice of inspector.

You may Sell Your Home Faster & For More Money. Put more money in your pocket. You have the advantage of choosing to fix issues and having the time to get the best contractor prices to complete the job.  By handling these issues up front, re-negotiations at the last minute for thousands of dollars off the asking price to fix an issue that may cost a few hundred can be avoided, putting more money in your pocket.

Obtain Better Offers. Market the property as “Pre-Inspected”.  Potential buyers may appreciate the willingness of the sellers to fully disclose all problems with the home.  This offers peace of mind to buyers, which may lead to more confident offers, since the buyer’s are fully aware of any outstanding issues with the home.

Avoid Last Minute Deal Breakers. When you’re armed with a Pre-Listing inspection you’re less likely to have deals fall through at the last minute, due to unexpected problems found by a Home Inspector.

Avoid Last Minute Re-Negotiations. Avoid 11th hour re-negotiations based on the Home Inspector’s report.  Your property can be priced to reflect the cost to fix any outstanding issues, leaving little room for negotiations.

Buyer Advantages:

Give a More Confident Offer. Buyers will have all the property information before writing the offer, which will provide them with peace of mind knowing there won’t be any surprise defects.

Save Money. Buyers will be entitled to a Home Orientation that will help familiarize the buyer with the home and the inspection report for only $150.00, saving them the cost of their own $300 + Pre-Purchase inspection.
