Facility Definition: Analysis and tabulation of program requirements, identifying gross sq. footage, office- open office allocations, common areas, optimizing of warehouse layouts and racking and operational/loading demands on common areas, plant/warehouse areas.
Space Planning/Test For Fit: Idealized site, building and interior space planning bring forward many unconsidered issues. Test-for-fit of sites or buildings under consideration can be undertaken with confidence ensuring that all aspect have been considered.
Facility Planning: Your site or building has been selected. Now follows significant planning and move logistics. Integra delivers leadership and proven processes that guide the organization through all aspect of the transition:
Office Area Planning: All aspects of office interior fit-up, detailed space planning, interior design, furniture, working areas (print rooms, archives, filing, etc), common areas (reception, meeting rooms, lunch areas, etc), office equipment, window coverings, signage.
Facility Systems Planning: All aspects of entire Facility systems requirements; telcom' links, telephones, internal com' systems, IT infrastructure, Cableing, Sound masking, AV systems, Security (Alarms, access, CCTV), Back-up power and UPS systems.
Plant/Warehouse Area Planning: All aspects of Plant/Warehouse layout, detailed operational or distribution planning, shipping/receiving, staging, plant/warehouse offices, racking design, cooler/freezers, charging stations, plant systems support(compressed air, gas, water, oil), HVAC, sprinklers.
Construction Coordination: Oversee and coordinate on behalf of our client with Landlord and/or builder and their consultants: Office and Plant/Warehouse fit-up details, facility systems, sprinkler, HVAC requirements, deficiency reviews, installation of all client tendered equipment and custom requirements, exterior signage.
Move Management: Define, plan and execute an agreed move logistics plan: Office personnel, Plant/Warehouse personnel, all equipment and facility systems.
Existing Building Shut-down and New Facility Start-up: Refurbishment of existing building and close-out of all systems and utility/service contracts. New facility commissioning, service contracts, lock set control, and customer/vendor notifications.
Bid/RFP Document Preparation and Evaluation: Whether it is the initial construction contract or the many subsequent sub-contractor tenders (cabling, telecom, security, furniture, etc.), producing comprehensive bid documents ensures that pricing and schedules are competitive and that the practice of numerous change orders due to vague or omitted instructions is minimized.
Deficiencies and Dispute Resolution : We draw upon our broad range of construction and contract administration experience to identify during the course of construction formal Deficiency Lists and provide dispute resolution services, including arbitration, mediation support and expert reports for litigation. This work can be supported by forensic engineering services.
