A PDI or Pre Delivery Inspection provides the builder an opportunity to introduce the home and its operating systems to you or your representative. You will be given time to review finishes, upgrades and mechanical systems and controls. There is generally, not enough time allotted to a full “forensic” assessment. This can be done at a later time, perhaps before all the furniture is brought in but inside of 30 days after closing. Its recordings will be submitted on a 30 Form which will avail the builder a time to respond and correct issues.
For items that remain unresolved or new issues that have arisen, the 1 Year Inspection is usually conducted in the 11 month after possession. . A new home needs time to dry out and settle, hence certain characteristics and situations will develop during this process.
