A pre-purchase inspection gives you a well-informed, impartial assessment on what often is the biggest investment decision you make. Our organized and friendly tours of the property will provide the resources and peace of mind that will enable you to direct your focus to the important issues ahead. In accordance with the highest industry standards, we make the time you invest with us, pay dividends moving forward. We refer to this as our Homesure Home Introduction

Spectrium’s Homesure Follow-up is a complementary walk-thru inspection performed 1 year after closing. We look at unresolved issues and any new situations that have developed and indeed, offer our support to you, by way of our infoline, for the duration of ownership. We are and will be, at your service.

Home owners who are contemplating listing, will receive an objective assessment on their property from a professional with no stake in the sale. We can help uncover issues that they may not have been unaware of. Buyers often look to renegotiate the price and obtain a rebate by uncovering faulty or tired mechanical components requiring costly repairs. Our pre-listing inspection will help guard against unwanted surprises.

Our maintenance inspections help protect unsuspecting home owners against unwarranted repairs. Know what to expect and when and how to budget for them.
The inspection is conducted to the highest industry standards and Code of Ethics that ensure home owners receive only the truth about the home or a particular operating system.

Although each new home is “protected” under Tarion Warranty Corporation, ( formerly, Ontario New Home Warranty Program ), seldom is a home built defect free. In truth, it can difficult for municipal inspectors to fully evaluate conditions during construction. Builders often lack the ability to check on trades as they complete their work.
We provide a thorough understanding of how best to deal with Tarion and how and when to submit any findings that will get the proper and timely attention of builders.
A PDI or Pre Delivery Inspection provides the builder an opportunity to introduce the home and its operating systems to you or your representative. You will be given time to review finishes, upgrades and mechanical systems and controls. There is generally, not enough time allotted to a full “forensic” assessment. This can be done at a later time, perhaps before all the furniture is brought in but inside of 30 days after closing. Its recordings will be submitted on a 30 Form which will avail the builder a time to respond and correct issues.

For items that remain unresolved or new issues that have arisen, the 1 Year Inspection is usually conducted in the 11 month after possession. . A new home needs time to dry out and settle, hence certain characteristics and situations will develop during this process.
Spectrium’s 1 year inspection includes a comprehensive assessment of all systems and components, the same scrutiny that a full pre-list or pre-purchase would entail.
We inform you on what to expect and how to maintain the property to avoid pitfalls that may devalue the home over time. We will be there for you through ownership.

New for Spring 2007.
