Fulton Home Inspections
The first and most important advice I can give is to dress comfortably and relax!
Our inspections are performed in
two parts or “passes” and are designed to provide maximum efficiency and accuracy of reporting.
On the first pass of the house I go through and around the home on my own, systematically inspecting each of the systems and components, and simultaneously creating a report describing my findings. During this part of the inspection you have the freedom to wander through the home, take measurements and dream.
On the second pass of the home, clients are invited to accompany me through the home while I verbally describe my findings. The goal of the second pass is to overview my findings and provides as much information as possible to assist the purchaser in understanding the home. If there are questions or areas of concern, clients should always ask for clarification or further explanation.
The purpose of this system is to allow me to focus my undivided attention on the home and the report during the first pass and to allow as much time and detail as is necessary to perform a comprehensive inspection. On the second pass, I can focus my complete and undivided attention on you my clients, to ensure you have all the information needed to feel comfortable with any decisions to be made about the home.
I begin by carefully taking a look at the exterior of the property. All exterior features of the property will be inspected including driveways and drainage systems. The entire roof will be inspected along with chimneys, skylights, vent pipes and any other equipment mounted there.
Next is the interior. I’ll usually work through the building in a logical sequence, one room at a time and one floor at a time. All general wall and floor finish conditions will be noted throughout the building. Bath fixtures will all be tested as will all electrical outlets and switches.
Once the detailed interior and exterior checks are completed, I’ll perform a visual evaluation of the plumbing, electrical, and heating/cooling systems of the property. Then I’ll prepare your report and discuss it with you. The entire inspection should take no longer than two and one half to three hours. However, situations vary with each property.
You are strongly encouraged to attend the inspection; itâs a great opportunity to learn about your property and its important features. During the inspection, I’ll be happy to answer any questions you have. You’ll be surprised at what you’ll learn. And being present for the inspection will help you visualize all the items in the report.
The more you know about your property and home, the better you will be able to make wise decisions about repairs and improvements. The best way to learn is to see for yourself with the knowledgeable attention of an expert by your side.
- Exterior grounds, drainage and utility feeds to the property.
- The condition of the exterior finish and materials.
- Decks, patios, porches, stoops, sunrooms.
- Driveways, walkways and exterior stairs.
- The roof, gutters, downspouts, chimneys.
- Interior electrical systems.
- Interior plumbing systems.
- Interior heating and cooling systems.
- The structural integrity of the home.
