  Metropolis Management Group offers the following services for Landlords:
  1. Collection of condo fees or rents

Þ

      To collect monthly fees

Þ

      To deposit into bank account(s) specified by the Board or Owner

Þ

      Issuing legal notices re: rent or common elements fees arrears
  1. Accounting/Bookkeeping

Þ

      To prepare and deliver all documentation needed for the accountant to  complete financial statements

Þ

      To keep income and expense records

Þ

      To pay bills on behalf of the Owner or Board
  1. Maintenance

Þ

      To carry out visual inspections of the subject property at least once every two weeks

Þ

      To respond to complains by owners and/or tenants and take appropriate action

Þ

      To cause minor problems to be fixed as soon as possible. Limits of authority

Þ

      To report more serious problems to the Board together with proposal for its decision. If instructed by the Board, to obtain quotes

Þ

      To follow up with repair work by contractors

Þ

      To prepare a schedule of maintenance and cleaning for on-site staff (cleaner(s)/maintenance/handyman person/landscaper)
  1. Meetings

Þ

      To call the Board meeting(s) as needed or instructed, and Annual Meeting as scheduled

Þ

      To prepare and distribute Minutes of Meeting

Þ

      To communicate with the Corporation’s lawyer(s), trustee(s) as needed
  1. Budgeting

Þ

      To prepare annual budget. The Board to provide past records for reference in preparing the first Budget.
