Our Property Managers provide day-to-day property management for all the properties in our portfolio. This qualified individual will oversee all operational and financial activities of the property. Just some of the ongoing services are:

Property Managers interact with tenants and vendors by maintaining a 24/7 emergency contact line and regularly scheduled visits to the properties. At ICORR, we can handle all third-party service provider contracts. We work closely through meeting and bidding processes to ensure we are using the best resources and receiving the best prices for work carried out at the properties. We pay service providers on a timely basis and have developed a great working relationship with them for routine work as well as emergency situations.

And to keep operations running smoothly and properties looking smart, soft services such as cleaning, maintenance, and repair must be in peak form. Our facilities management services help to both protect your investment and maximize your returns by keeping your portfolio in great shape.
The Property Manager coordinates with the Operations Site Supervisor to ensure the property not only appears well-maintained but – in fact – is well maintained. This includes preventive maintenance, energy analysis (HVAC, mechanical, electrical services), property inspections, hazardous material analysis, and more.
Our Property or Leasing Managers oversee all leasing activities for the properties. The day-to-day activities include market analysis, prospecting, development and execution of advertising and marketing programs (including a listing of your available space on our ICORR website), and hard and soft copy of materials to promote the properties. Also included is analysis and negotiations for new leases as well as renewals; and recommending the best use for vacant space and securing the highest lease rates based on market knowledge.
We have developed and maintain good working relationships with all active brokers in the markets we serve. The brokerage community knows they will be dealt with in a fair and professional manner. We also know that the best leasing prospects are our tenants. We pride ourselves in working with our tenants to satisfy their space needs and be a supplier of choice.
Each month we provide a report to the owner that consists of a balance sheet, income and expense statement showing budget-to-actual on a monthly basis as well as year-to-date, accounts payable and accounts receivable reports, a narrative property report detailing activity on maintenance and operational issues as well as updates on tenant matters. Variances from budget are monitored and reported monthly with recommendations for correction. Cash management and collection procedures are firmly in place to ensure owners receive a maximized return. We develop an annual operating and capital budget that will be reviewed and approved by the owner. We complete year-end reconciliations for all tenants on net leases.

ICORR Construction provides commercial renovation and maintenance services throughout Southwestern Ontario. Construction services range from office renovations and new office and retail store build outs to new building construction. Maintenance services cover complete building maintenance services for both commercial and multifamily buildings.
