The following is an overview of the principal management duties that we provide

A. Dorset Realty adheres to the Professional Code of Ethics and Business practices of the Real Estate Board, and the Real Estate Services Act of British Columbia. B. Our Property Managers and support staff can take on the fiduciary role of a Property Owner. Duties include the collection and the deposit of all income, ensuring the payment of the obligations and any other authorized ongoing expenditures of the property. … Our Property Managers are skilled in diplomacy and have the ability to effectively address contentious issues and resolve them with the owner's interests in mind. Our Property Managers are available as resource professionals to respond to problems, answer questions and provide careful and responsible solutions. Dorset's extensive experience in all aspects of the Real Estate Industry has provided us with a wealth of knowledge, which is readily available to our clients. Our services are pro-active in nature. We look ahead to improving upon any aspect of the property, and will provide suggestions to the property owners recommending improvements that would further benefit their property. We act on behalf of, and in the best interests of our property owners, freeing them up to travel, live elsewhere or attend to their other business interests. C. Dorset Realty prides itself with its attention to proper maintenance of the property under its care. We oversee any building staff, contractors, and service trades that are involved with the property, to ensure that they are conducting their work properly. We ensure that the property is being maintained to both your required standards, as well as ours. We can provide preventative and long-term maintenance programs which will be monitored and followed-up by the Property Managers. Our company can recommend a list of cost effective trades and service people that can assist with the efficient operation of your property. Many of these trades people provide discounted rates due to the volume of work that we are able to offer them. This assists us in providing cost-effective services for the property. * We have demonstrated the ability to control triple-net operating costs, and have achieved some of the lowest operating costs and tax rates for our clients' commercial & Investment properties {including retail, office and shopping centres}. We would appreciate the opportunity to demonstrate to you how we can also achieve lower operating costs and property tax levels {through our professional appeals program} for your revenue based property. … Higher operating and triple-net tenant costs only reduce the ability of the owners to maximize the achievable base rents that can be sustained by commercial tenants. … Our Managers and Leasing Professionals utilize all of the sophisticated technical tools available in order to provide effective reporting, and to enhance our Marketing Strategies. … We are also equipped with on-line technical services that allow our staff to provide WEB SITE information on our properties, to market Vacancies, and to conduct credit inquiries on tenant or lease applicants. D. Dorset Realty provides the Property Owners with comprehensive operating and financial statements. A separate Trust Bank Account is established for the financial operation of each property, thus providing the Property Owners with an individual monthly bank statement confirming the 'reported' month-ending balances, along with the canceled checks and receipts for deposits. We will forward {as directed} the net income proceeds to the clients directly, or to their bank account after any expenses that are applicable. All trust accounts for the client's property are placed in interest bearing accounts at a chartered financial institution. We have established trust account programs which provide for limited amounts of banking fees {or if a minimum deposit is retained, NO banking fees}, with competitive rates of interest being paid. E. We shall assist in preparing an Annual Operating Budget with realistic objectives for the required operation of the property. F. We will assist the owner(s) in providing comprehensive Insurance coverage for the property. The cost of the coverage shall be discussed in detail along with other general Insurance issues with the Owners. We are able to obtain very competitive Insurance Coverage Programs from the insurance firms that we deal with. G. The Property Management Fees for our services are very reasonable, and are a tax deductible expense item. In the case of triple-net commercial properties, our fees are recoverable from the tenants, thus the cost of our services are not at the owner's expense. Our Property Management fees are usually based either upon a percentage of the income to be earned by the property, or are set as part of a projected Annual Budget. H. COMMERCIAL LEASING ; With regard to our commercial leasing, investment & marketing services, Dorset Realty has extensive experience and knowledge. We use many forms of media to effectively market properties that we both lease or sell. We would be pleased to offer our leasing and marketing services for your properties when required. I.
