Asphalt Roof

There are two different technologies of asphalt shingles that you can find throughout the Lower Mainland:

Duriod Asphalt Shingles: These shingles have a base core of organic felt, which is a wood and paper based product. They are then covered with asphalt and granules. These shingles tend to absorb moisture and eventually curl.

Fiberglass Laminated Shingles: These shingles have a base core of fiberglass mat. This is then coated with asphalt and then granules. The fiberglass core has superior strength and does not absorb any moisture. Thus, there is no curling effect.

Flat Roof

There are two different technologies of flat roofs that you can find throughout the Lower Mainland:

Tar and Gravel: This is an older technology that can still be seen on many roofs today. It was applied with 4 or 5 plies of asphalt based organic felt paper held together with mop applied layers of hot asphalt (tar). Gravel was then placed on top to hold everything down against wind uplift and to protect the asphalt from the sun’s UV rays.

Torch on: This new method of roofing has allowed installer to eliminate the use of unsafe tar melting. This new product is made from either polyester or fiberglass base, then coated with asphalt that has been modified with a rubber additive. The rubber gives the roof strength, flexibility and makes it easy to work with at extremely low temperatures.

Cedar Roof

Cedar shingles or shakes have many different grades and cuts; they can be distinguished by colored labels. Our knowledgeable estimators will be able to assist you choose which product is best for you.

What is the difference between a shingle and shake? Cedar shingles are always sawn on both sides to give a tight neat finish to the roof surface. A shake is everything else that is not a shingle.

Premium Grade: This shingle will have a minimum of 7 grains per inch. Grains are the rings of a tree, the more grains per inch means the older the tree is. This grade can not have any knots or flat grains (like the swirling grains of a table top).

Number 1 Grade (Blue Label): These shingles typically allow 20% flat grain.

Number 2 Grade (Red Label): These shingles are the most commonly used for the starter row at the bottom edges of the roof.

Number 3 Grade (Black Label): These shingles allow flat grain and knots. These are typically used for sheds, gazebos and outside sidewalls.

Remember there are many attributes to shingles and shakes that come into play when deciding the proper roofing material to your home. Our professional staff will assist you with your decision.

Tech Tips

Pitched or Steep Roofs:

  1. Keep roof surface as clean as possible.
  2. Have a formal inspection every 2-3 years. Increase to every year if getting old.
  3. Gutters should be cleaned twice a year.
  4. Include the chimney with the inspections.
  5. Built in gutters should be inspected at all seams, drains and corners.
  6. Caulking should be checked and resealed when cracks or failing starts (ex. At vents, flashing, nail heads etc.)

Flat or Low Slope Roofs:

  1. Keep roof surface clean at the drains.
  2. Keep petroleum products off membrane.
  3. Keep foot traffic to a minimum.
  4. Use a soft corn broom or blower to remove debris.
  5. Have a formal inspection every 2-3 years.
  6. Have heavy snow fall removed by a professional.
  7. Gutters should be cleaned twice a year.

Maintenance

There are several areas of roof maintenance that should be looked at once or twice a year.

Brick Chimneys: They tend to crack and fracture over the years for several reasons. House settling can fracture larger chimneys. Cracks in the chimneys above the roof flashing level can allow water to get in and go down the chimney and come out at an inner wall area showing stains and actual dripping. Harsh winters can also quickly deteriorate the chimney and create cracks in both bricks and the mortar.

Flashings: If quite old they can rust, crack and then water can run behind the flashing and drip into the attic or next level of the home. Caulking can be a good temporary repair however if the mortar is well deteriorated and may be like sand. Then the chimney will need to be repointed or perhaps re-built.

Exposed Nails: Nails can work their way loose and allow water in often around the flashings or vents. These need to be re-nailed and sealed.

A general inspection and maintenance can go a long way to keeping your roof going. At Your Home Services Group offers maintenance plans and inspections yearly to keep the roof areas functioning well. Moisture

Keeping your home properly insulated and ventilated is an important factor for staying comfortable. Having a properly ventilated home can prevent high humidity causing fungi growth, mold, bacteria and viruses to grow in your attic.

This will assist in the warmer months to cool your attic and during the colder weather when there is frequent air change proper ventilation will reduce moisture and prevent ice dams.

Labour Warranty

If we have installed a roof that leaks or has some problem related to the installation, we will cover the labour. The customer is not required to pay for any repairs. It does not cover things such as blowing tree branches onto roof and causing damage, or gutter cleaners tearing shingles.
