  • Market Overviews and Demand Potential Studies involving a thorough analysis of the potential hotel market, including demand generators and risk factors, hotel competitive position review, how the proposed property should be positioned within the market outlined in a detailed report that includes proforma estimates of annual Occupancy Percentage and Average Daily Rate and, upon request, dynamic cash flow modeling and stress analysis over one fiscal year or to an investor’s projected capital event (sale or recapitalization)
  • Development of “next steps” strategies for owners or lenders toward value maximization
  • Action plans to immediately reduce expenses and increase operating efficiencies
  • Identification of opportunities to add value, enhancing the customer’s experience and/or developing new revenue channels
  • Review of brand contribution and performance vs. similarly branded properties to ensure franchise fees are consistent with room night delivery through brand channels
  • Evaluation of management performance, including 3rd party managers and validation of incentive management fees claimed under the HMA and satisfaction of performance hurdles, where applicable, against the defined property competitive set

Ancillary services may include:

  • Appointment as receiver or asset manager
  • Interim and ongoing asset management overseeing property’s on-site management personnel or 3rd party manager’s performance of obligations under HMA
  • Reorganization / restructuring at operational level, joint-venture or partner level and with respect to project capitalization plan
  • Food & Beverage Department restructuring
  • Branding / rebranding strategies including analysis of appropriate brand for property type, segmentation mix and market
  • Executive search consulting
  • Property tax appeal consulting augmented, as necessary, with prosecution of tax certiorari claims through a strategic alliance with one of the nation’s leading law firms in this practice area
  • When applicable, ARH introduces financial resources, developers and projects to each other in order to create successful partnerships

Consulting Services Fees Consulting fees are negotiated on an individual basis depending on the services provided and the time involved. On certain projects, a fixed fee may be applicable while other engagements are handled on an hourly basis. Hourly fees vary with the level of staff experience necessary and the complexity of the assignment.
