The information provided is fully verified and requires no further research. In conjunction with the detailed one page format, "quick reports" are also available which summarize the key information relating to transactions in a condensed format.

Full supporting documents for any one transaction are also available via special request including: copies of the Certificate of Title, transfer document, mortgages, etc.

EXTENT OF INFORMATION AVAILABLE

THE NETWORK has strong affiliations with the City of Edmonton's Assessment Department, commercial brokerage firms and property developers/investors and specializes in providing highly current and up-to-date sales information. Emphasis is placed on minimizing delays between the closing of a transaction and the entering of the same into the database. To assist in broader market analysis, historic information is also available and includes land transactions from 1990 to date and improved property transactions from 1993 to date in the primary database. In addition, via special request, information on both land and improved properties is available from 1985 to date.

ACCESSING THE DATA BASE

THE NETWORK is fully computerized and features the latest hardware and specially designed software. Accessing the database is completed on a individual request basis and is highly "customized". A property type and/or specific set of parameters are provided and sales information made available. Sample requests could include:

  • All downtown commercial land sales since 2001.
  • All Calgary Trail commercial land sales since 2004 between 23rd Avenue and the Whitemud Freeway.
  • The ten most recent industrial land sales in the Strathcona/Parsons subdivisions.
  • All multi-family land sales in Heritage Valley since 2006.
  • All agricultural/urban development land sales in southwest Edmonton exceeding 80.0 acres in size since 2005.
  • The ten most recent industrial investment sales in Northwest Industrial.
  • The ten most recent industrial owner/user sales in south Edmonton varying between 10,000 sq. ft.to 20,000 sq. ft. in size.
  • All downtown high-rise office buildings sales since 2004.
  • All high-rise apartment building sales in 2008.
  • The ten most recent walk-up apartment building sales over 100 units in size.
  • All low rise apartment building sales in the Oliver neighbourhood since 2007.

As outlined, THE NETWORK has been developed to assist clients with highly specific information on an as needed basis. The database can be accessed as many times a month as necessary and requests can be made in person, or, via telephone, fax or the internet. Most requests can be filled the same day or within hours through fax, direct delivery or pick-up.

Providing accurate and timely sales information is the basic mandate of the firm and emphasis is placed on speed and service. If any requested sale is not within the database, THE NETWORK will undertake to obtain the information and respond in short order. Our goal is to be your own specialized research department.
