We currently work with a land banking organization that has over 30 years of experience. They have been active in both Canada and the United States, with a history of strong exits. They employ a strategy of conducting several years of due diligence on raw land, using a propriety GIS software system to identify land in the path of future development. Their organizations size allows for land to be purchased unleveraged, reducing the risk for investors. Additionally, they have extensive experience with land development, allowing them to control all phases of the real estate life cycle, ultimately resulting in solid returns for their investors.

Two distinct products are available through this issuer. Both opportunities are normally inaccessible to the individual investor, as they require extensive capital and expertise.

Pre-Development Land (Growth)

Pre-Development Land Offerings focus on the first two stages of the real estate life cycle – Undeveloped Land and Entitlement or Zoning (concept planning). For Pre-Development investment products, they acquire strategically located, undeveloped land in the path of this future growth, with the intent of managing the land through the conceptual planning, entitlement of zoning process, then selling the land when market conditions are favourable and anticipated future demand increases its value.

Development Land (Cash Flow)

Development Land Offerings enable investors to become involved in the next phase of the real estate life cycle – physical development. Investors are offered an opportunity to participate in the horizontal development of a strategic land asset in accordance with an approved plan.
