You've decided to sell your home.  By having this inspection done, you are forewarned about the problems that have developed in your home over time through typical wear-and-tear.  With the suggestions we give you in the report, you then have the option of repairing these items or getting estimates to control the way the negotiations will transpire.  If you have written estimates for the problems we find, that you can present to your potential buyers, there is no question as to what the price of the house should come down.

The typical sale process would be that your potential buyer brings in an inspector and inspects your home.  Any problems found are detailed in a report only available to your potential buyer.  These issues are then presented to you in the offer with price reductions that you have to decide if you want the price to drop that low or not.  Knowing all about these problems in advance gives you some control over the bidding process and you can now limit those alterations because you have done all the legwork.
