Last year 73% of the homes sold in Canada had a pre purchase inspection before purchasing a home. A pre purchase inspection provides the home buyer with the knowledge and confidence to negotiate a closing price. It also allows for negotiation of a better price if major concerns arise such as end of life expectancy for a furnace or hot water tank. In many cases the home inspector will find minor concerns which may become major concerns and become costly expenses. This could include things like improperly sloped grade that can allow water penetration into the foundation causing damage to the foundation, structure and your personal items.
